Appraisal

An appraisal is a determination of the fair market value of a property. The appraiser considers economic and area influences and develops an opinion of value using comparable sales, income, and cost analysis where necessary. Appraisals are primarily used for estate reporting, partnership division, eminent domain, marketing, and financing.

Appraisal Review

Appraisal review is offered for clients who have had an appraisal completed and would like an outside professional assessment of the report. When evaluating an appraisal, the reviewer considers the methods and techniques employed and the appropriateness of their application. This is helpful in litigation and disputes relying on an appraisal and-or when the client is unfamiliar with appraisal methodology. An appraisal review is often considered a part of due diligence.

Lease Studies

Lease studies examine the most probable market lease for the property in question. The lease estimation may use similar leased properties and-or the projected income potential of the land to indicate the market lease.

Consulting

The above services may be used for litigation support, estate planning and settlement, marketing and feasibility studies, and short and long-term planning. Where an opinion of value is a component of a negotiation or planning, an appraiser may develop an analysis, recommendation, or opinion to solve a problem. As an independent voice, the appraiser can deliver an unbiased, well-reasoned value opinion to support real estate transactions and facilitate dispute resolution.
